The objective of our Feasibility Study is to determine if the borrower has obtained all of the necessary documents required to successfully implement the improvement process. Included would be drawings and specifications, environmental assessments, zoning approval certifications, impact statements, construction and professional contracts, project values and insurance certificates. We review the provided documents in general terms to ascertain if they are comprehensively coordinated and contain sufficient funds to complete the scope of work.
Our Property and Building Condition Surveys describe the project's overall condition at the time of observation. We identify deficiencies, including deferred maintenance, design and construction defects as well as code compliance issues. We analyze provided budgets and contracts for the project as well as provide our estimated cost to complete the recommended repairs and cost revisions.
The purpose of our most popular product - the Detailed Cost Analysis is to provide an independent opinion of the proposed improvements as they relate to the site development and/or building construction of the subject property. We summarize the proposed improvements as well as determine whether sufficient funds have been allocated in the budget through our Cost Verification Summary. In addition, we discuss areas that may be cause of concern during the improvement process.
Following notification from our clients, we perform a thorough on-site Construction and/or Development MonitoringInspection in order to observe and provide a methodical report documenting the current progress. The project’s status is accurately assessed and documented. Compliance with plans, specifications and industry standards is verified. Construction schedules are monitored to determine if the project can be completed on time. Finally, cost increases and change orders are evaluated for accuracy.
